Katlynn is the relationship engine of The von Group. Before founding the brokerage, she ran large-volume investor acquisitions, building the skills you need on your team — first-call trust is her specialty.

On the investor side, she's your first contact when a deal drops and your last call on closing day. Direct line, straight answers, and no hand-off to a call center. The line is always open, especially during the renovation process. She is here to help you succeed.

Matthew has been active in Atlanta real estate since November 2017 — starting in door-to-door sales, then moving into acquisitions at a major investment brokerage where he walked his first thousand houses and learned the numbers the hard way.

He writes every offer, walks every property, and personally underwrites the spread math you see on every deal in our feed. If the numbers don't work on paper, you won't see it on the list. No exceptions.

Every off-market deal we bring you came from direct agent outreach. Our team reaches roughly 3,800 Atlanta-metro agents a day through calls, texts, and emails — mining for properties that never hit the MLS.

From that volume, we underwrite 50–100 properties every single week. The handful that clear our numbers — real spread, realistic rehab, ARV we'd stake our own money on — are the only ones you see.

Transparent numbers

You see what we see.

Every deal packet shows the purchase price, the walked rehab budget, the ARV, and the spread. No padded comps, no invisible margin, no 'trust the process' hand-waving — just the math we underwrote it with.

If the numbers change after you review, we tell you why. If they don't hold up, don't buy. We'd rather you skip a deal than close on something that doesn't work.

$20K profit guarantee

If the spread's not there, we make you whole.

On flips sold to the investor list, we back our underwriting with a $20,000 minimum profit guarantee. If the property doesn't produce that spread at resale — and you follow the rehab scope we walked — we cover the gap.

It's skin in the game on both sides of the table. The only way we make our number is if you make yours.

We back our flips sold to the investor list with a $20,000 minimum profit guarantee. If the spread doesn't hold — and you follow the scope we walked — we cover the difference. Skin in the game.

Every deal gets walked

No sight-unseen underwriting. A TvG agent walks the property, confirms condition, and the offer reflects what we actually saw. That's how we keep our 'one offer, one number' rate at 90%.

Full underwriting included

Every deal packet breaks out purchase price, walked rehab budget, ARV, and spread. No hidden fees, no padded ARVs, no mystery line items — the same spreadsheet we underwrote it on.
